It’s one of the most misunderstood terms in lakefront real estate and one of the most consequential. Here is what it actually means, where the lake stands right now, and how to monitor it going forward.

Full Summer Pool: 1,071 ft (Starts May 1)
Current Impact: Manageable. Primary private docks remain functional; shallow coves are moderately restricted.

What Does “Full Pool” Mean at Lake Lanier?

Full pool is the maximum operational water elevation managed by the U.S. Army Corps of Engineers (USACE). It is the point at which water would begin to pass over the fixed weir at Buford Dam. Critically, this target varies by season:

  • Winter Pool (Dec 1 – Apr 30): 1,070 feet MSL
  • Summer Pool (May 1 – Nov 30): 1,071 feet MSL

This one-foot difference is a flood-control strategy within the USACE management framework to hold capacity for spring rainfall.

Practical Impact of Elevation Ranges

Understanding these ranges is vital when performing due diligence on a deep water property versus a cove home.

Elevation Conditions Recreational Impact
1,071 ft Full Summer Pool Optimal. All private docks are fully operational.
1,068–1,070 ft Excellent Standard operations; minimal navigation hazards.
1,064–1,067 ft Manageable Shallow coves impacted; navigation requires monitoring boat traffic hazards.
Below 1,064 ft Constrained High risk. Docks may sit on dry land. Check the cost of ownership for dredging/moving docks.

Why Water Levels Dictate Resale Value

A lot on the main channel may show virtually no change at 1,066 feet, while a shallow cove might lose usable depth entirely. This variability is why the purchase contract must address seasonal depth performance.

When assisting sellers with a pre-listing checklist, I recommend documenting full-pool depth to ensure a winter visit doesn’t spook buyers. If you’re seeing your listing linger, water depth is often the reason Lanier homes don’t sell.
